The estate agent commission when selling is usually the biggest cost when you sell your home in Belgium. Yet many sellers do not know exactly what they are paying for, when the amount is due and how much room there is to negotiate. What exactly is an estate agent's commission?

The commission, also known as the fee, is the payment an estate agent charges for guiding your sale. It is almost always calculated as a percentage of the final sale price rather than as a fixed amount. Important to know: almost all agents in Belgium work on a no cure, no pay basis. You therefore only pay a fee once the property has actually been sold and the preliminary agreement or the notarial deed is signed. If the agent does not sell your property, you generally owe nothing, although certain additional costs may be agreed separately. The percentage is set out in the mediation agreement you sign in advance. Always read that document carefully, because it also states whether it concerns an exclusive or a non-exclusive assignment and how long the agreement runs.

How much is the commission when selling in Belgium?

In practice, the fee for selling a home usually lies between 2% and 4% of the sale price, excluding VAT. For standard homes, 3% is a common starting point. On top of that percentage comes 21% VAT each time. An example makes it concrete: if you sell a home for 350,000 euros at a rate of 3%, you pay 10,500 euros in fee, plus 2,205 euros in VAT, for a total of 12,705 euros. A difference of one percentage point therefore quickly adds up to several thousand euros here. For cheaper properties or with extra support the percentage may be higher, and for more expensive homes sometimes lower. What is included in the fee?

A commission seems high until you see how much work sits behind it. A full sales package usually covers the valuation of your home, professional photography and sometimes a floor plan, drafting the listing text and publication on portals such as Immoweb and Zimmo. In addition, the agent organises the viewings, screens prospective buyers for their financial capacity, conducts the price negotiations and follows up the paperwork through to the notary. Collecting the mandatory documents, such as the EPC certificate, the soil certificate and the town-planning information, is often part of it too. That is why you should never compare on percentage alone. An agent who charges 2.5% but does little may end up costing you more than an agent who charges 3% and sells your home faster and at a better price. So look at the balance between rate and service.

Is the estate agent's commission negotiable?

Yes, the fee is not fixed by law and is negotiable. Several factors give you room. An exclusive assignment, where a single agent is the only one allowed to sell, often leads to a lower percentage than a non-exclusive assignment. The value of your home also plays a part: for a more expensive property a lower percentage still earns the agent a healthy payment, which leaves margin to come down. In a buoyant market with plenty of demand an agent may also agree more readily to a sharper rate. The strongest negotiating position, however, comes not from haggling hard with one office, but from placing several agents side by side. An agent who knows you are also speaking to a competitor will make a more realistic proposal. So always compare at least two to three offices before you sign, through a comparison of estate agents.
