How does comparing estate agents work?
We are not an estate agency. We put you in touch with agents who are active in your postcode, so you can compare them side by side.

You enter your postcode and answer a few short questions about your property and when you want to sell.

We confirm your request
We contact you briefly to confirm your request. Only then is it passed on to agents.

Up to three licensed agents from your area receive your request and contact you for a meeting or a valuation.

You compare commission, approach and terms. You pick one agent, or none. You are not committed to anything.
Why three at most? Three proposals give you enough to compare, without six agencies calling you at once. Comparing is free for you: the partner agents pay us for the request.
What does an estate agent cost in Belgium?
Belgium has no legal fee scale for estate agents. The commission is agreed freely, but the agent must state the full price, VAT included, clearly and in writing before you sign.
In practice the sales commission is usually between 2 and 4% of the sale price, excluding 21% VAT. Test Aankoop puts the average at 3%, or 3.63% including VAT. In some cases it reaches 6% or more.

Ask every agent the same questions
- Is it a percentage or a fixed fee, and is VAT included in the amount you see?
- What is included: photos, floor plans, listing on property portals, viewings, the mandatory certificates?
- Do you pay anything if the property does not sell?
- How long does the mandate run, is it exclusive and how do you end it?
On 30 April 2026 a bill was tabled in the Belgian Chamber to cap the sales commission at 3% excluding VAT. It is a proposal, not a rule in force.
What to look for when you compare agents
- Licence
- An estate agent must be registered with the BIV (IPI). You can check this yourself on biv.be.
- Commission and scope
- Compare not just the percentage, but also what is included and whether VAT is already counted.
- A reasoned valuation
- A high valuation does not guarantee a high sale price. Ask which comparable sales in your area it rests on.
- Local experience
- Ask which homes the agent sold recently near you and how long they were on the market.
- Mandate terms
- Check the duration, exclusivity and notice period before you sign.
- Contact and communication
- You will work together for months. See how quickly and clearly the agent responds.
