Frequently asked questions about selling costs
What does selling a house cost in Belgium?
Mainly the agent's commission: usually 2% to 4% of the sale price, plus 21% VAT. On top come the mandatory certificates (EPC, electrical inspection, in Flanders the soil certificate and for buildings from before 2001 the asbestos certificate), together usually a few hundred euros up to about 1,400 euros.
Does the seller pay notary costs?
No. The notary costs and registration duties of the deed of sale are for the buyer. The seller does pay for the certificates and, if a mortgage is still running, the cost of releasing it. The notary usually deducts that from the sale price.
Which certificates do I need to sell?
In every region an EPC/PEB certificate (in Flanders from 2019 or later) and, for an old electrical installation, an inspection report. In Flanders also a soil certificate (EUR 73.05 per parcel since 1 January 2026) and an asbestos certificate for buildings from before 2001. Brussels and Wallonia each have their own soil document.
What is the early repayment fee?
If you repay your mortgage early when you sell, the bank may charge at most 3 months' interest on the amount repaid. On EUR 200,000 at 3% that is at most EUR 1,500.
Do I pay tax on the sale of my house?
Usually not. Your own home is exempt if you lived there for the last 12 months. If you sell another building within 5 years of buying it, you pay 16.5% on the gain. Land has longer periods.
How do I pay less in selling costs?
The commission is by far the largest item and is freely negotiable. Ask several agents for a quote and compare what is included (photos, viewings, certificates). At €350,000, every 0.5% less commission saves €2,117.50 incl. VAT.
