How does an online property valuation work?

Automated valuation tools - also known as AVMs (Automated Valuation Models) - rely on large databases of sale prices. In Belgium, they typically draw on Statbel data, cadastral information, and transaction records from notaries. The algorithm compares your address with similar properties that were recently sold in the same municipality or neighbourhood.

Alongside the address, you usually enter a few basic details: the liveable floor area, the year of construction, the type of property (detached, terraced house, apartment) and sometimes the EPC rating. Based on that combination, the model calculates an estimated value - often expressed as a range.

The quality of such a valuation depends heavily on the data available in your municipality. In densely populated cities such as Ghent, Antwerp or Brussels, there are more reference transactions, which improves accuracy. In rural municipalities with few recent sales, the margin can be considerably wider.

What are the limitations of an online valuation?

An online tool cannot see inside your home. That is its biggest limitation, plain and simple. Renovations, the condition of the kitchen and bathroom, the layout, the garden, the view - no algorithm accounts for these automatically. Two terraced houses with the same address profile can differ by tens of thousands of euros in reality.

In practice, an online valuation for an average Belgian home can easily deviate by 10 to 20 per cent from the actual market value. That may sound abstract, but on a property worth 350,000 euros it means a margin of 35,000 to 70,000 euros - a difference you will feel as a seller.

On top of that, recent market shifts are not always reflected straight away. The Belgian property market saw a period of stabilisation in the first half of 2026, following the ECB's interest rate corrections. Online tools that work with transaction data from 6 to 12 months ago do not always capture those nuances accurately.

Finally, an online valuation does not take urban planning factors into account - such as an adjacent building project, planned roadworks, or a recently amended zoning plan. A local estate agent, however, will know that context well.

Despite its limitations, a free online valuation does have genuine value. It is useful as an initial orientation - before you have made any decision about selling. The difference from a professional valuation by an estate agent

A certified estate agent (IPI/BIV-recognised) carries out a physical visit. They assess the condition of the property, evaluate the finishes, check the EPC certificate, and factor in the location and the surrounding neighbourhood. The agent then compares your property with recent sales in the immediate area, taking into account the time on market and the ratio between asking price and final sale price.

This produces an accurate and well-supported valuation - one that you can also use in the event of an inheritance settlement, a divorce, or a mortgage refinancing.
