How Much Does It Cost to Build a House in Belgium?

The question how much does it cost to build a house is one of the trickiest in the Belgian property world. Answers like "it depends" get you nowhere. Fortunately, recent figures give a clear range: for a standard new-build home in Belgium, you should currently budget around 2,150 to 2,700 euros per m², fully finished, including VAT and architect fees, but excluding the plot and additional costs. That means an average family home of 150 m² will quickly cost 320,000 to 400,000 euros to build, before you factor in the land, the notary and the garden.
This guide gives you a clear overview: benchmark prices per m², sample budgets and all the extras that are often forgotten.
Benchmark price per m²: what does the market say in 2025-2026?
Several recent sources - architects, construction groups and building portals - land remarkably close to one another in their estimates of the construction cost per m²:
- Architects and building websites: ± 2,150 – 2,688 euros/m² as an average for 2025.
- Livios (2026): uses a benchmark of ± 2,400 euros/m² for a standard new-build home, VAT and architect included.
- Various property developers quote 1,800 – 2,500 euros/m² for a basic to comfortable finish, with 2,400 euros/m² being a realistic middle ground.
These amounts cover:
- shell construction and roof;
- technical installations (heating, electricity, plumbing, ventilation);
- interior finishes (floors, interior doors, standard kitchen and bathroom);
- architect fees and VAT.
They do not include: the building plot, notary fees on the land, utility connections, landscaping, the driveway, a possible carport/garage, or your contingency reserve.

Based on a benchmark of around 2,150-2,688 euros/m², here are the broad figures:
| House type | Habitable surface area | Indicative build cost (VAT & architect included, land excluded) |
|---|---|---|
| Compact terraced house | 100 m² | approx. 215,000 – 270,000 euros |
| Semi-detached house | 130 m² | approx. 280,000 – 350,000 euros |
| Detached family home | 150 m² | approx. 322,500 – 403,000 euros |
| Spacious detached home | 180 m² | approx. 387,000 – 485,000 euros |
Livios illustrates it this way: a 150 m² home at 2,400 euros/m² works out at roughly 360,000 euros in build budget, a 200 m² home at around 480,000 euros, still excluding the land.
What comes on top of the construction cost?
The question how much does it cost to build a house is only fully answered once you also account for the additional costs. The main items:
- Building plot
- Prices vary considerably by region: in some rural municipalities you can still find plots around 100-150 euros/m², while in popular areas and the outskirts of cities you are more likely looking at 250-400 euros/m² or more.
- For a 500 m² plot, that quickly adds up to 75,000 – 200,000 euros, depending on the location.
- Notary and registration duties on the land
- Studies and regulatory requirements
- Energy performance (EPB/PEB) reporter, safety coordinator, structural engineer, soil survey, possible ground investigations.
- Together these can easily reach 3,000 – 7,000 euros, depending on the complexity.
- Utility connections
- Water, electricity, gas (or an alternative), sewage, telecoms.
- Often 5,000 – 10,000 euros in total.
- Landscaping, driveway, terrace, fencing
- Many self-builders overlook this at the start; budget at least 5-15% of your build cost, depending on the finish.
- For a standard project, that quickly comes to 15,000 – 40,000 euros.
- Contingency and additional works
- Building specialists recommend setting aside a 10-15% contingency on your build budget to cover price increases, additional works or changes during construction.
Total budget: a concrete example
Take a detached family home of 150 m², in 2025-2026:
- House construction cost
- Building plot
- 500 m² at 250 euros/m² ≈ 125,000 euros.
- Land acquisition costs (notary + registration duties + deed)
- Studies, connections, energy performance report, safety coordination
- Between 8,000 and 15,000 euros.
- Landscaping, driveway, fencing (basic)
- For example 20,000 – 30,000 euros, depending on choices.
- 10-15% contingency on the build cost
Overall total budget:
360,000 + 125,000 + 20,000 + 12,000 + 25,000 + 36,000
→ somewhere between ± 578,000 and 600,000 euros, depending on the exact land price and the choices you make.
That explains why the answer to how much does it cost to build a house so often heads towards half a million euros or more in practice for a detached new-build, especially in pricier areas.
The main cost drivers
Why does one person pay 2,000 euros/m² while another pays 2,800 euros/m²? A few determining factors:
- House type: terraced vs. semi-detached vs. detached (more exterior walls = higher cost).
- Size and compactness: a compact, well-thought-out home = lower cost per m².
- Finish level: standard vs. designer kitchen, bathrooms, parquet flooring, bespoke furniture.
- Technical systems: choosing a heat pump, underfloor heating, mechanical ventilation with heat recovery, or solar panels pushes the build cost up, but reduces the energy bill.
- Construction method: traditional masonry, timber frame, prefabricated or system-built homes each have different price profiles.
- Self-build work: doing your own painting, floor-laying or landscaping can save tens of thousands of euros.
- Location and choice of contractor: contractor prices differ by region; a local contractor with a full order book will charge more than one still looking for capacity.
Rules of thumb for a quick budget estimate
Want a rough ballpark figure for how much it will cost to build your home? Use this approach:
- Determine the habitable surface area you actually need (e.g. 120, 150 or 180 m²).
- Multiply by a benchmark price per m², e.g. 2,300-2,500 euros/m² as an average.
- Add the cost of the building plot (land price + ± 10-15% in acquisition costs).
- Add a 10-15% contingency and extras (connections, garden, additional works).
Example (semi-detached, 130 m², compact):
- Build: 130 × 2,350 euros/m² ≈ 305,500 euros.
- Land: 350 m² at 220 euros/m² ≈ 77,000 euros + ± 10,000 euros in costs.
- Extras and contingency: e.g. 35,000 – 45,000 euros.
→ Total: roughly 430,000 – 450,000 euros.
On that basis, you can discuss with your bank and architect:
- whether this budget fits your borrowing capacity;
- where you can cut back or optimise (reduce the floor area, adjust the finish);
- whether an alternative route - buying an existing home and renovating it - might be more financially attractive.
