Basic Formula:

Cadastral Value = Base Cadastral Income × Correction Factor

That is an oversimplification. In practice, it works like this:

Cadastral Value = (Base Price/m² × m² × Condition Factor) + Corrections

The Components:

1. Base Price per m² (Location)

This varies by region:

  • Cadastral area: 120 + (20 × 0.5) = 130 m²

3. Condition Factor

This is the big variable!

Scenario: Apartment in Brussels

Given Data:

  • Location: Brussels, Molenbeek-Saint-Jean
  • Size: 100 m² (living space) + 10 m² balcony
  • Year of construction: 1985
  • Condition: Well maintained
  • EPC rating: D (mediocre)

Step-by-Step Calculation:

Step 1: Determine the Base Price/m² (Location)

  • Molenbeek-Saint-Jean: €2,800/m² (Brussels outskirts)

Step 2: Determine the Usable Surface Area

  • Living space: 100 m²
  • Balcony: 10 m² (counted at 25%): 2.5 m²
  • Total: 102.5 m²

Step 3: Determine the Condition Factor

  • Well maintained: Factor 1.0
  • Year of construction 1985: Factor 0.95 (age)
  • Combined: 0.95

Step 4: Calculate the Base Cadastral Value

  • €2,800 × 102.5 m² × 0.95 = €274,300

This is the BIGGEST factor!

Tip: If your property is in poor condition, renovate it! The cadastral value can rise significantly.


3. SIZE (±20% impact)

More surface area = higher cadastral value:

  • Every extra 10 m²: +€2,000-€3,000 (on average)
  • But: larger properties can have a lower cadastral value per m²

4. EPC RATING (±10% impact)

  • Rating A: +10%
  • Rating B-C: Base
  • Rating D-E: -5% to -10%
  • Rating F: -15% to -20%

Improving your EPC rating can raise your cadastral value!


5. AGE (±5% impact)

  • New build: +5% to +10%
  • 0-30 years: Base
  • 30-60 years: -5% to -10%
  • >60 years: -10% to -15%
