Many tenants and landlords wonder: how much does a property condition report cost in practice? A professional property condition report is legally required in Belgium at the start of a rental agreement and is becoming increasingly important for avoiding disputes when a tenant moves out. The cost can vary considerably depending on the type of property, its size and the expert selected.

Average cost of a property condition report

The price of a professional property condition report depends on the provider, but the following ranges are commonly seen in practice:

  • for a flat or smaller rental property, the total price generally falls somewhere between 200 and 400 euros;
  • for a house or larger property, the cost can rise to 350 to 600 euros or more, depending on the number of rooms and the level of detail;
  • some providers cite an overall range of roughly 150 to 800 euros, depending on the type of property, surface area and complexity.

Important: these are indicative figures for the total cost, before the split between tenant and landlord.

Examples of concrete rates

Various experts and agencies publish their fees online, for example:

  • studio or student room: often around 275 to 325 euros in total, which works out at approximately 135 to 195 euros per party;
  • flat: often around 350 to 450 euros in total (per party approximately 180 to 235 euros);
  • terraced or semi-detached house: around 375 to 500 euros in total, with approximately 185 to 250 euros per party;
  • detached house or large property: fees starting from 500 euros in total, sometimes with a separate quote on request for very large properties.

These amounts generally include the written report, travel costs within a defined area and VAT.

Who pays for the property condition report?

In Belgium, a property condition report at the start of a tenancy is required by law and is in principle drawn up at the joint expense of the tenant and the landlord.

  • In most rental contracts and practical situations, the invoice is split 50/50: each party pays half the cost.
  • If one party engages their own expert unilaterally, without the agreement of the other, that party may in certain cases have to bear that additional cost entirely on their own.

In Flanders, Brussels and Wallonia there are also regional guidelines and case law regarding maximum or recommended prices, but the basic principle remains the same: for a jointly commissioned report, tenant and landlord share the costs.
