Choosing an estate agency in East Flanders looks straightforward, until you put the agencies in your municipality side by side. From large chains in Ghent to family firms in the Waasland and the Flemish Ardennes: the choice is wide and the differences are real. Who you appoint helps determine your asking price, your time on the market and how much work is left to you. This guide sets out what to look for.

What an estate agency in East Flanders does for you

An agent does more than sell. Most of the work sits in the preparation and in the file. An agency starts with a valuation of your home, backed up by comparable properties sold in your own neighbourhood. It then gathers the mandatory documents: the EPC energy performance certificate, the soil attestation via OVAM, the town planning information from your municipality, the inspection certificate for the electrical installation and, for homes built before 2001, the asbestos certificate that is mandatory in Flanders when selling.

Next comes visibility: photography, a floor plan, the wording of the listings and publication on the major portals. The agency schedules the viewings, separates browsers from buyers, handles the negotiation and guides you through to the notary for the preliminary sales agreement. That is precisely where local knowledge counts. An agent who works in Sint-Niklaas or Deinze every week knows which streets sell quickly, what buyers bid in that segment and which asking price leaves a home sitting still for weeks.

The East Flemish market differs sharply from one municipality to the next

East Flanders is not a single market but dozens of small markets side by side. The Statbel figures for 2024 make that concrete. For ordinary houses, median prices in the province that year ranged from roughly 167,000 euros to 349,000 euros, depending on the municipality:

  • Ghent: median 348,887 euros, with 2,204 houses sold
  • Oudenaarde: median 290,254 euros
  • Sint-Niklaas: median 269,801 euros
  • Aalst: median 261,468 euros
  • Dendermonde: median 256,848 euros
  • Wetteren: median 251,416 euros
  • Eeklo: median 249,892 euros
  • Ninove: median 215,000 euros
  • Geraardsbergen: median 201,770 euros
  • Ronse: median 167,176 euros

The spread within a single municipality is just as telling. In Ghent the cheapest quarter of houses sat below 277,493 euros and the most expensive quarter above 443,518 euros. In Wetteren that spread ran from 161,162 euros to 304,951 euros. A median therefore says little about your own home. An agency that knows your street and your type of property prices far more sharply within that range than a general average or an online calculator. What to look for when choosing an agency

Start with the licence. Estate agent is a protected profession in Belgium: the agency must be registered with the BIV, the professional institute for estate agents. That number appears on the agreement and you can check it in the public register. Then look at what the agency has sold in your own segment, not at its total volume. A specialist in apartments in Ghent is not automatically the best choice for a farmhouse in the Flemish Ardennes.

Have the price substantiated in writing, with comparable properties that were actually sold. Also ask what the fee covers: photography, a floor plan, publication on the portals, viewings, and whether the agency carries out the viewings itself or passes them on to a junior. Finally, read the agreement itself. Watch the term, often three to six months, exclusivity, tacit renewal and the notice conditions. If you sign at home rather than at the office, a fourteen day withdrawal period usually applies. An agency that answers these questions readily gives you an immediate sense of how the cooperation will go.

What does an estate agency in East Flanders cost?

An estate agent's fee is unregulated and therefore negotiable. In practice it usually sits between two and four per cent of the sale price, plus 21 per cent VAT. On a home at the Ghent median of 348,887 euros, three per cent works out at roughly 10,470 euros in fees, or over 12,660 euros including VAT. On a home in Ronse at around 167,000 euros, that same percentage obviously comes out considerably lower.

As the seller you also pay for the mandatory certificates. The EPC, the soil attestation, the electrical inspection and the asbestos certificate together usually cost a few hundred euros. The registration duties and the notary's fee for the deed of purchase are for the buyer's account. Do not compare agencies on the percentage alone. An agency that is half a per cent more expensive but sells your home for ten thousand euros more, or two months faster, costs you less on balance. So alongside the rate, ask about the average selling time and about the gap between the asking price and the final sale price.
