  • Location: The municipality, the neighbourhood and the proximity of schools, public transport and shops all carry significant weight. A home in Ghent or Leuven will be valued differently from a comparable home in a rural municipality.
  • Habitable floor area: It is not the total surface area but the number of square metres that are effectively habitable that contributes to the price per m².
  • EPC rating: Buyers are paying ever closer attention to the energy performance certificate. A home with a poor rating (label E or F) is harder to sell and achieves a lower price. Since the Flemish renovation obligation was introduced, this has become a concrete factor in negotiations.
  • Condition of the property: Recently renovated kitchens and bathrooms, a new roof covering or updated electrical installation add value. Deferred maintenance brings the price down.

  • Planning situation: Permits, building possibilities and any planning violations all play a role in the final valuation.

How does a valuation by an estate agent work?

The Belgian property market remained relatively resilient in 2025, despite the higher interest rates of recent years. According to Statbel (2024 figures), the median sale price for a standard house in Belgium was approximately 300,000 euros, with significant regional differences. In the Flemish Region prices were on average higher than in Wallonia, while Brussels represents a distinct market with higher apartment prices but a limited supply of ground-level houses.
