What grants are available for new windows in Belgium?

Which grant you can get for new windows in Belgium depends first on the region where the home is located. In Flanders, only owner-occupiers in income categories 3 and 4 (and landlords renting through a social housing company) still receive a Mijn VerbouwPremie for windows since 1 March 2026. In Wallonia, the current renovation grants close on 30 September 2026 and a loan-based system starts on 1 October 2026. In Brussels, there are currently no Renolution grants for new works.

This article sets out who still qualifies, how the Flemish amount is calculated, which ventilation and insulation conditions apply and how to apply. All figures come from the official regional websites, consulted in September 2026.

Flanders: Mijn VerbouwPremie for windows and doors

Mijn VerbouwPremie is the Flemish grant for renovation and energy-saving work on houses and apartments. It was reformed on 1 March 2026. The reform mainly affects the two highest income categories (1 and 2) and other investors. For the lowest income categories nothing changed.

• Owner-occupier in income category 3 or 4: grant for new exterior joinery with high-performance glazing and for new glazing in existing frames.
• Landlord renting through a social housing company (woonmaatschappij): keeps the highest amounts, those of income category 4.
• Owner-occupier in income category 1 or 2: no grant for windows and doors for applications from 1 March 2026. This group can only still get a grant for a heat pump or heat-pump boiler, for applications up to and including 31 December 2027.
• Other investor in a house or apartment (for example a private landlord): falls into income category 1, so no grant for windows either.

Note that an owner-occupier who also fully owns a second home or a building plot is automatically placed in income category 1. If you are unsure about your category, the Simulator Mijn VerbouwPremie 2026 on vlaanderen.be will tell you.

How much is the Flemish grant for new windows?

For a house or the private part of an apartment, the grant is a percentage of the invoice excluding VAT, as shown in the table above. The eligible invoice amount for the windows and doors category is at least €1,000 and at most €10,500 excluding VAT. Anything above €10,500 is not taken into account.

If you only replace the glass in existing frames, owner-occupiers in income categories 3 and 4 receive a flat-rate grant of €64 per m² of glass. The ventilation condition does not apply to that work. The grant is tax-free for private individuals.

Worked examples for an application in 2026

• Income category 3, invoice of €8,000 excluding VAT for new windows, home meets the ventilation condition: 35% of €8,000 = €2,800. That stays below the €3,675 maximum.
• Income category 4, invoice of €14,000 excluding VAT: at most €10,500 counts. 50% of €10,500 = €5,250, exactly the maximum.
• Income category 2, same invoice, application after 1 March 2026: no grant for windows and doors.

Use the simulator for the exact amount in your case. The application date of the grant determines which income category you fall into and which amount applies.

The ventilation condition

If you install new exterior joinery with high-performance glazing or a new exterior door in a house or apartment, the home must meet the ventilation condition on the date you apply. If it does not, there is no grant in this category at all, not even a lower one for the same new windows.

For work that does not need a permit or notification, the official guidance gives two options.

• Ventilation in every dry room where you replace windows or an exterior door: air inlet vents (in the window, the wall or the roller shutter box) or a ventilation system B or D. Dry rooms include the living room, dining room, bedrooms, study and playroom. Kitchen, bathroom, toilet, hallway and storage rooms do not count. A tilt, night or gap setting on the window is not enough.
• An EPC drawn up from 2 January 2024 that states sufficient ventilation provisions on page 2. In that case not every dry room needs its own ventilation.

If your home has a ventilation system C, you still need air inlet vents in the dry rooms where windows are replaced. If one dry room with new windows fails the condition, the grant is lost for the other windows too. Work that does need a permit or notification follows the EPB requirements, and you add the permit or proof of notification.

Other Flemish conditions

• The Ug value of the glazing is at most 1.0 W/m²K. A solid exterior door has a U value of at most 2.0 W/m²K.
• The home must have been connected to the electricity grid before 1 January 2006.
• Only windows and doors of heated rooms count, not a detached garage or unheated outbuilding.
• The work is carried out by a contractor. Anything you do yourself, such as removing the old windows, does not count.
• The work is finished and you have a final invoice. Invoices may be at most 2 years old on the application date.
• You can get a grant in the windows and doors category only once every 5 years for the same home. A new owner can apply again, even if those 5 years have not passed.
• Roller shutters, screens, insect screens, garage doors and painting are not eligible, and neither is a ventilation system itself.

How to apply in Flanders

1. Check your target group and the amount with the Simulator Mijn VerbouwPremie 2026.
2. Have the windows installed by a contractor and make sure the dry rooms are ventilated.
3. Apply through Mijn VerbouwLoket, at the earliest from the date of the final invoice.
4. Attach the final invoice (and any interim invoices), the contractor's certificate, proof of ventilation and a photo of the building showing the new windows.

Mijn VerbouwLening and the EPC label premium

To finance the work, you can apply for Mijn VerbouwLening: from €4,000 to €60,000, repaid over at most 25 years. For applications from 1 January 2026 the interest rate is 0% for owner-occupiers in income category 4, 0.5% in category 3 and 1.5% in category 2. Apply for the loan before you have invoices, as the application is based on quotes. A Mijn VerbouwPremie for the same work is then used to repay the loan early.

The EPC label premium (Mijn EPC-labelpremie) is no longer something to count on. The Flemish Government decided at the end of 2025 to abolish it, and since 1 July 2026 it can only be requested with an approved and valid Fluvius activation dated 31 December 2024 at the latest.

Wallonia: last call for the current grants

For the current "primes Habitation 2025-2026" regime, every grant application, including the final invoice, must be submitted by 30 September 2026 at 23:59. The work must be finished and invoiced before you apply. The Guichets de l'énergie and the Infos-Conseils Logement offices can help you complete the file.

From 1 October 2026 Wallonia switches to a new support system. According to the Walloon Government's announcement of 16 July 2026, it works as follows.

• No more separate grant per item. Support is calculated for the whole renovation project (roof, insulation, window frames, heating and so on).
• Rénopack, a 0% loan with a reduction of the amount to repay, for income categories C1 to C3. Rénoprêt, a loan at a rate that depends on income, for category C4, landlords and co-owner associations.
• Only for homes with PEB label G or F whose works reach at least label D, or label E homes that reach at least label C.
• An energy audit before the works is mandatory.

New windows on their own therefore only fit into the new Walloon system as part of a project that achieves that label jump. Read more about the energy audit in Wallonia and check the details on logement.wallonie.be.

Brussels: no Renolution grants at the moment

The Renolution grants page now only covers applications with a final invoice dated 2024, and that filing period is closed. As of 17 September 2026, renolution.brussels states that there is no government decision on any new form of financial support for renovation. So there is currently no regional grant to apply for when you replace windows in Brussels.
