A condition precedent (opschortende voorwaarde, condition suspensive) protects the buyer or the seller. The most common one makes the sale depend on the buyer obtaining a mortgage.

How does it work?

If the buyer does not obtain the loan within the agreed period, the sale can be cancelled without any compensation being due.
