What is Registration duties?

Registration duties (registratierechten, droits d'enregistrement) are a transfer tax due when a property changes owner. The rates differ a lot between the three regions.

Flanders

Since 1 January 2025 the rate is 2% of the full price for your only home, provided you register your address there within 3 years and, for deeds signed from 2026, keep it registered there for at least 1 year. Other purchases, such as a second home or a rental property, are taxed at 12%.

Wallonia

Since 1 January 2025 the rate is 3% for your only home, provided you register your address there within 3 years. Other purchases are taxed at 12.5%.

Brussels

The rate is 12.5%. For your only home with a price of up to 600,000 euros, the first 200,000 euros are exempt (the abattement).
