What is Soil certificate?

When land or a building is sold, the buyer has to be told whether the soil may be polluted. The document depends on the region.

Flanders

The seller requests a soil certificate (bodemattest) from OVAM, the Flemish waste agency, before the compromis is signed. Without it, the sale is not legally valid. The certificate states whether OVAM holds any data on pollution of the plot, for example from past industrial activity.

Wallonia and Brussels

In Wallonia the seller provides an extract from the soil condition database (BDES). In Brussels a soil certificate is issued by Brussels Environment.
